
Mortgage Application Checklist from American Financial Resources
As part of your mortgage application you will be asked to provide information about your credit worthiness. You will also be asked for certain documentation to back up that information. It is helpful to know what you are likely to need in case you do not have them on hand so you can get started gathering them. Some of the items you may be asked for include:
- Copies of Form W-2s from the previous two years, your most recent paystub, and possibly tax returns from the previous two years (particularly if you are a self-employed borrower or you earn commission.)
- The past two bank statements for checking and savings accounts, as well as for any retirement (IRAs, 401Ks), or investment accounts.
- A copy of your purchase contract and earnest money check if you are buying a home.
- The approximate amount needed to pay off your existing mortgage loan(s) if you are refinancing.
- A copy of your driver's license and social security card.
- Proof of immigration status if applicable.
- If you are separated or divorced you will likely be asked for a copy of your divorce decree or separation papers, especially if you are receiving alimony or child support.
- Information (including loan information) on any additional real estate you own.
- For those applying for a VA loan a certificate of eligibility from the Department of Veterans Affairs will be needed, as well as Military discharge papers if applicable.
- There may be other required documents depending on the specific characteristics of your mortgage loan application.
